For Sale by Owner Guidance

Our story continues, with Joe and Mary discussing sell my house online options. Mary has placed the newspaper ad. Joe has the sign on the front lawn and they have set their price.

Our sell home by owner couple have made several mistakes so far, so lets see how they do with their sell my house on the internet portion.

J: Hon, I'm not sure where we should even start with this web page stuff. Do you have any ideas?

M: Hey, I did the newspaper ads. This is totally up to you.

J: (mumbling under his breath) OK, I'll do some research. I guess I could do up our own web page.

Perhaps our neighbor Bob, could help me out. He

seems to know a lot about this stuff.

Although you most certainly can do up your own web page to sell your house online, it might be better to go with a "for sale by owner" company.

If you do decide to go on your own, I'd suggest you use a very specific keyword selection for the search engines. Perhaps something like, "house for sale your location" or "your location house for sale" or "home for sale your location" or "your location home for sale".

You will need to register your domain name and find someone to host your site. As an example go, From Sell My House Online to godaddy.com This is just an example of a host site, but godaddy is very poplar with many people doing their own websites.

If you want to have any chance of being found with your own website, I would suggest you follow these steps:

• Write down various search terms you think people might type in, to find your house for sale.
• Enter each search term in some of the search engines, such as Google, Yahoo and Bing.
• Analyze the competition you find, especially on the first page and then decide what keyword phase you will use.
• Do not try to use a generic term such as: for sale by owner, house for sale, home for sale, property for sale etc. You will never win those terms and even if you did somehow, you will probably have moved 3 more times by then! :) Use your geographic area.

After talking to Bob next door and doing some research, Joe has decided to let someone else do the website promotions.

J: Honey, I'm going to go online and find a for sale by owner company where we can "list" our house.

M: (smiling) Sure Sweetie, You go ahead. Have fun!

Joe goes online and starts searching for for sale by owner companies. He is overwhelmed with the amount of choices.

J: (to himself) Wow, this is a jungle out here! So many choices. I don't want to choose the wrong company.

When looking for an online for sale by owner company, here are a few things to take into account.

• How does the website look and feel?
• Is the site clean and easy to navigate.
• Does the site offer search options, especially area and price range?
• Does the website get substantial traffic?

The amount of information you will receive, depends on the traffic the site receives. You may just get a rank number or even a "no rank" number. If the number is 5,000,000 or less, the site gets a fair amount of traffic. The lower the number the better.

If the company only serves a smaller area, say a few towns or one city, the numbers aren't that important. Same goes if they only cover one state or province.

Some more sell my house online information you may want to look at, is where their traffic is coming from. It may show a ranking of xxxxxxx in the United States and/or a ranking of xxxxxxx in Canada or Austrilia or India etc. etc.

Although you can get a general idea of traffic from Alexa, it's not anywhere close to perfect.

This is totally wrong. The largest amount of traffic I receive, is from United States. For example, in July 2010, my traffic broke down as follows:

United Sates - 65%

Canada - 15%

64 other countries - 20%

The figures above are straight from my site host, so I have to assume they are accurate. In conclusion, don't rely completely on the information you find.

The actual ranking can be off a fair amount as well, so please only use as a rough guideline.

A good idea, is to narrow your choice down to one professional for sale by owner online company and then choose a package and place your house online.

Once you have made your choice, you can then search for some free for sale by owner online companies. Yes, there are places you can advertise your property online at no charge.

Another word of caution: Read the fine print, the disclaimers and privacy policies on these free sites.

There are sites that make their money by selling your information to third parties. Some actually inform you of this, so please read and then decide.

If you don't mind lots of spam, usually, no problem!

There are also places such as: Craiglist in many Countries or Kijiji in Canada

J: Hon, I've made my choice. I'm going to "list" with "XYZ by Owner" and also put the property on a few free sites.

M: Sounds great Sugar. Our ad should be in the paper tomorrow, so lets spruce the house up a bit before we go to bed. This way, we will be ready for any buyers that might show up.

J: Great! I'm feeling pretty good about this. I think we've done a super job.

As our for sale by owner couple drifted off to sleep that night, they were feeling both excited and apprehensive over what the new day might bring.
