A Typical For Sale by Owner Story
Our heros, Joe and Mary go out one weekend looking at new homes in the Happy Hollow Sub-division. They came across their "dream" home that day and hurried home to discuss their future. Mary: I absolutely loved that house in Happy Hollow!

Don't always believe your neighbors when they tell you what they sold their house for. I used to laugh (to myself) when I was a Realtor® and someone would quote me a selling price. What they didn't realize, was I had all the information on every property that sold through the MLS® system, including the selling price.

When you do compare properties for pricing purposes, make sure the area and the houses are similar.

Everyone thinks their house is better than the one that sold for $xxx. Extra nails and cabinets under the stairs don't bring you more money. If you just replaced the roof shingles it doesn't mean the house is worth more. It means you have a roof that doesn't leak! You are suppose to have a good roof.
