In my years as a Realtor ®, I watched for sale by owners make the same mistakes over and over.

When I had my for sale by owner company, I'd take those people that wanted to sell on their own, teach them what I've laid out on this website and watch them have a successful sale!

This is why for sale by owners went from an approximate success rate of 20% to 95%.

They also sold these homes quickly, in many cases. In other words, the success rate was the same as if they were listed with a Realtor.®

A Typical For Sale by Owner Story

Our hero's, Joe and Mary go out one weekend looking at new homes in the Happy Hollow Sub-division. They came across their "dream" home that day and hurried home to discuss their future.

M: I absolutely loved that house in Happy Hollow!

J: Me too. It was perfect.

M: The only glitch is, I don't think we can afford a home at that price. If we want to sell fast, we'll need a Realtor.® After we pay a Realtor® to sell our property, we won't have enough money left over.

J: What do we need a Realtor® for. We can sell it ourselves and save the commission. It can't be that difficult. I'd like to sell my house fast so we don't lose that other home.

M: OK, lets do it!

J: What do you think our asking price should be Mary to sell fast?

M: Well, the Jone's down the street sold a couple months ago and she said they got $300,000.00

Sell My House Fast Tip #1:

Don't always believe your neighbors when they tell you what they sold their home for. I used to laugh (to myself) when I was a Realtor® and someone would quote me a selling price.

What they didn't realize, was I had all the information on every property that sold through the MLS® system, including the selling price.

J: I heard that the Brown's got $325,000.00 for their property on the South Side.

Sell My House Fast Tip #2

When you do compare properties for pricing purposes, make sure the area and the properties are similar.

J:

Our home is better than the Jone's. We have those extra cabinets under the stairs and don't forget, I put extra screws in when I build the deck.

Sell My House Fast Tip #3

Everyone thinks their property is better than the one that sold for $xxx. Extra nails and cabinets under the stairs don't bring you more money.

If you just replaced the roof shingles it doesn't mean the home is worth more. It means you have a roof that doesn't leak!

You are suppose to have a good roof. If the shingles need replacing, the price of the house goes down from where it should be, compared to a house with a good roof.

Sell My House Fast Bonus Tip

If you want to sell my house fast and have the choice, always replace or repair any problems with the house, rather than ask less money.

Always list at your best asking price at the very beginning. In many cases, the best action and best buyers look at a your house in the first couple weeks the house is on the market.
