Joe is about to quickly head off to the local hardware store while Mary starts to tidy up the house to prepare for the buyers that will be arriving.

J: Well Honey, I'm going to head down to A to Z Hardware and Pizza to pick up a sign for the house.

M: OK. I'll quickly tidy up the house so it will be ready to sell when the buyer's start to arrive.

J: Love ya!

M: Back at you!

Joe backs out of the driveway and heads towards downtown on his mission. Mary starts cleaning the main bathroom.

When he arrives at A to Z Hardware and Pizza, he heads straight to the section where they sell for sale by owner and other signs.

J: (to himself) - Ahhh, that's exactly what I'm looking for. Perfect!

He heads up to the check-out counter with his "FOR SALE BY OWNER SIGN", pays the $2.29 to the cashier and quickly heads for the exit.

Please Don't buy one of those cheap little red and white signs to advertise your house on your front lawn! They have several issues which I will list the most important below:

  • They are to small
  • The red fades into a orangy, pinky color in a very short period of time when exposed to the sun's UV rays. This makes it look like your house has been for sale far longer than it may have been.
  • You only have room to put a telephone number on the sign and nothing else.

Arriving home with his little red sign and heads to the garage where he finds a short piece of 2 x 2 and his camping hatchet.

Using a piece of 2 x 4 for a base, he sharpens the end of the 2 x 2 and then using a couple of roofing nails and his trusty hammer, secures his little red sign to his makeshift post.

J: Honey!?, Have you seen that black felt marker that I was using last week on those posters I was making?

M: (Slightly out of breath because of all the cleaning she was doing) It's on the second shelf of the pantry on the right hand side right beside that bag of cookies where you left it.

Side Note: Mary ALWAYS knows where everything is and she knows that if she doesn't give the exact location, he will never find it even if he looks right at the marker!

I just added that because at our house, my wife Sue seems to know exactly where every item in the house is and I couldn't find anything even if I trip over it. :)

J: Thanks Sweetie, I'm just going to finish this for sale sign and put it on the front lawn.

M: (With a slight harshness in her voice), Don't you DARE put that sign up, until I have this place ready!

J: Sorry Honey, I guess I'm just anxious to sell. I'd like to sell my house quickly so we can buy that other home in Happy Hollow we both love so much.

I'll quickly finish the sign and put it back in the garage until you are ready.

Joe then takes the black felt marker and carefully adds 555-1234 on his treasured house for sale sign.

Signs are far more important than many people realize. Here's why:

  • They provide 24 hour a day advertising.
  • They are seen by some of the most serious buyers around. Those that are looking for a house in your neighborhood and those buyers that are passing by in a Realtor® vehicle. Oh yes, don't think those buyers don't make a mental note of your property.
  • If Open House and Directional Signs are placed properly, you can guide buyers from main routes right to your doorstep which should greatly improve your sell my house quickly odds!

What Should Have Been Done?

Make the sign large enough to be noticed. Have your local building supply business cut a 4x8 piece of plywood or OSB board into two 4x4 pieces, paint it white, buy some stencils or use a straight edge and make your lettering. Use a dark color, black is fine, and include the following information;

  • A telephone number you can be reached at most hours of the day.

These "hot button features", may turn into "sell my house quickly" features.

What NOT to Include on Sign

The rule of thumb, is not to include features that narrow your niche of buyers. These might impede your sell quickly goal. Some examples might be;

  • Close to public school. Your buyer may be retired and looking for peace and quiet with few children around.
  • Bus stops at front door. Might be great for you. The buyer might just picture air breaks hissing and people being rowdy out front.
  • Close to the shopping mall. Again, might be great for you, while the buyer pictures traffic jams.
Got the picture? Great.

Directional and Open House Signs

Your open house signs can be much smaller than your main sign. You can make them into a sandwich board that is hinged, so they can be folded flat.

This makes them easy to carry and store. You will need one in front of the house and as many as required directional open house signs to guide buyers to your door.

The directional signs can also be smaller, but are better if they are of a more stable nature. In other words, you should be able to secure them into the ground.

This will also help with any vandals and high wind problems. Make sure the arrows point the right way! :)
